Required for:
- Restaurant and cafés
- Drinking establishments
- Hot food takeaway
- Applications within Use Class E (formerly B1 general business) and B2 (general industrial) that produce odorous emissions
- Any application where substantial ventilation or extraction systems are proposed
Guidance
For any development which includes a hot food takeaway, pub, restaurant or café, a noise and odour report must be submitted demonstrating that unacceptable nuisance or pollution from cooking activities will not be caused.
Commercial developments that may cause odorous emissions include brewing, rendering, paint spraying, and the application of coatings.
Details of the system proposed to achieve the necessary control must be submitted with the application in order to demonstrate that the selection has been made on the basis of design, location and mitigation. This will not be dealt with by condition on approval in order to prevent additional costs for the applicant which would result if the post-decision design of the system means a variation in the approved plans (unless previously agreed due to the specific circumstances of the application).
Specifications for the proposed fume extraction systems must include:
- The size, design, siting, finish, acoustic treatment and odour abatement techniques of the equipment to be installed.
- Flue terminals discharging vertically with no restriction at the point of exit.
- Elevation drawings showing the size, location and external appearance of plant and equipment.
For commercial kitchens, a noise assessment should be completed and submitted with the application demonstrating the potential impact of the proposal and the mitigation that will be used.
