Design and Access Statement
A Design and Access Statement (DAS) is required for:
- All major developments
- Applications within a World Heritage Site
- Applications with a Conservation Area
- Listed Building Consents
Guidance
A DAS is required for all major developments; or if within a designated area (WHS or CA) for developments of one or more dwellings or the provision of a building(s) where the floor space created by the development is 100 square metres or more.
Exceptions to this include change of use of building or land where no building works for physical alterations are proposed; engineering or mining operations; waste developments.
A DAS is required for all Listed Building Consents; this is separate to, and cannot replace, a Heritage assessment, but can be submitted as a combined document.
